Going up starts with what’s underneath

A second story puts new weight on a house that was designed for one. Before anything else, a structural engineer checks whether the existing footings, block or frame walls and bond beam can carry it, and specifies any reinforcement. That report comes before final design and pricing.

The new floor, walls and roof are then tied down to the Florida Building Code’s wind-load requirements, the stair is placed where it costs the least floor space below, and the roof-off stage is scheduled tightly so the house is dried-in quickly in our summer rain.

Second-Story Additions

What we handle on a second-story addition

01

Structural check & engineering

An engineer’s review of footings, walls and bond beam, with sealed drawings for any reinforcement before design is final.

02

New floor, walls & roof

Floor system, walls and roof framed and strapped for Florida wind loads, with a roofline designed to sit naturally on the house.

03

Stair & systems

A new stair placed to lose as little space downstairs as possible, plus HVAC, plumbing and electrical extended to the new floor.

04

Roof-off sequencing

The old roof removed and the new structure dried-in on a tight schedule, so the house below is exposed for as short a time as possible.

By Area

Where building up most often makes sense in our service area; every city’s additions page carries the local permit office.

Second stories in Winter Park & Maitland

On lake lots and established in-town streets, setbacks and the yard you want to keep often leave building up as the practical way to add space. The original 1950s–70s footings and walls are checked by an engineer first, and Winter Park’s design review can apply to exterior changes.

Second stories in Orlando’s older neighborhoods

In College Park, Delaney Park and Audubon Park, small lots and 1920s–40s bungalows make a second story or a rear two-story addition the usual way to add bedrooms. Inside the city’s historic districts, exterior changes are reviewed before the permit is issued; we prepare that submittal with the engineering.

Second stories in Oviedo, Winter Springs, Lake Mary & Longwood

In planned communities such as Tuscawilla and Heathrow, HOA and architectural review covers height, rooflines and materials, so drawings go to the association before the permit set goes to the city. Single-story block homes from the 1980s–2000s are common candidates once the engineer has checked the walls and footings.

Second-Story Additions FAQ

Common questions

Often, but only a structural engineer can say for your house. They check the footings, walls and bond beam and specify any reinforcement; that report comes before final design and pricing.
Many families stay for much of the job, but the roof-off and dry-in stage and some structural work can make parts of the house unusable for a period. We plan the sequence with you before work starts.
Usually not — compare our planning ranges: second-story additions $150,000 – $300,000+, room additions $40,000 – $120,000. Engineering, the stair and the roof-off work add cost. Building up makes sense on a tight lot or where setbacks or the yard you want to keep rule out a ground-level addition.
That is part of the design: rooflines, window proportions and the exterior finish — stucco, siding or block — are drawn to match, and any HOA or architectural review is prepared from those drawings.

Ranges are planning figures, not a quote — every project is priced after a site visit. Permit and inspection fees, where a permit is required, are separate and itemised in your estimate.
We don't publish a standard duration for a second-story addition — it depends on the engineering and permit review, the floor area and the finishes; as a guide, second-story additions take longer than a room addition’s typical 3–5 months from permit to finish. You get a written schedule with your estimate.
A second-story addition needs a building permit with sealed structural engineering, plus electrical, plumbing and mechanical permits; HOA or architectural review applies in many communities, and zoning districts limit building height. Vladimir Svirsky, president of Right Image Inc, runs the job; when a permit is required it is pulled under Florida certified general contractor licence CGC1539321 with the building department for your address, and we schedule the inspections. You can verify licence CGC1539321 on the Florida Department of Business & Professional Regulation (DBPR) licence search.
