What moves the price

  • Size and layout — square footage, ceiling height and how many rooms, closets and doors the space needs.
  • Foundation and site — slab-on-grade versus a raised floor, soil and drainage, and whether the lot is in a mapped flood zone, where the new floor may have to meet the community’s flood-elevation rules.
  • Tying into the existing roof — matching tile or architectural shingle, and whether part of the existing roof has to be re-roofed so the two match.
  • Structure and wind loads — engineering and tie-downs to the Florida Building Code for your address, and whether the house is block or frame.
  • Plumbing — a bathroom or kitchenette adds the most; tying into slab plumbing, and septic capacity on homes that aren’t on sewer.
  • Heating and cooling — extending the existing system where its capacity allows, or a separate system for the new space.
  • Windows and doors — units rated for the design wind pressure at your address.
  • Finishes — flooring, trim, tile and fixtures, matched to the house or upgraded.
  • Engineering, survey, permits and review — sealed drawings, a boundary survey for setbacks, permit fees, and HOA or architectural review where it applies.

What common additions usually cost in Greater Orlando

We don't publish per-size prices, because the foundation, the roof tie-in and the plumbing change the number more than the square footage does. These examples show where typical projects land inside the planning ranges above; every one is priced after a site visit.

From first call to final inspection

How we price an addition

  1. Site visit — we measure, look at the roof, the slab, the electrical panel and the plumbing, and talk through how you’ll use the space.
  2. Zoning and setback check — we confirm what your city or county and any HOA allow on your lot, with a survey where setbacks are tight.
  3. Design and engineering — plans, structural engineering and energy calculations.
  4. Written, itemised estimate — construction priced line by line, with permit and engineering fees shown separately.
  5. Permits — we file with your building department (the City of Oviedo Building Division for Oviedo addresses) and handle any HOA or architectural review.
  6. Build — one licensed contractor and one point of contact, Vladimir Svirsky, from foundation to finish.
  7. Inspections and close-out — we schedule every inspection and close the permit.
Financing

Paying for an addition

Most homeowners pay for an addition from savings, a home equity loan or line of credit, a cash-out refinance or a renovation loan. We don’t lend money, but we provide the itemised estimate and drawings that lenders ask for, and you can ask us about financing options during the estimate.

Room addition cost FAQ

Common questions

In Greater Orlando our October 2026 planning range for a room addition is $40,000 – $120,000; second-story additions are $150,000 – $300,000+ and ADUs or garage conversions $50,000 – $180,000. Size, the foundation, the roof tie-in and whether a bathroom is included move the number most. Every project is priced after a site visit.
We don’t publish per-size prices. A single 12-by-12 room without plumbing usually sits toward the lower end of our room-addition planning range ($40,000 – $120,000); adding a bathroom, matching a tile roof or raising the foundation moves it up. We price it after a site visit.
Not always. Reusing the slab, walls and roof saves money, but a conversion that adds a bathroom or kitchenette, levels the floor and infills the door can cost as much as a simple room addition — our planning ranges overlap: $50,000 – $180,000 for ADUs and garage conversions, $40,000 – $120,000 for room additions.
Yes. A room addition is new conditioned space and needs a building permit, plus electrical, plumbing and mechanical permits for the trades involved, from your city or county building department. We pull them and schedule the inspections.
Typically about 3–5 months from permit to finish for a room addition; second stories and ADUs take longer. Engineering and permitting happen before we break ground, and you get a written schedule with your estimate.
Usually, yes. The county property appraiser adds the value of the new construction to your assessment; Florida’s Save Our Homes cap limits annual increases on the existing homestead but does not shelter the value of new additions. The Seminole or Orange County Property Appraiser can estimate the effect for your home.
