Turn an attached or detached garage into a bedroom, office, in-law space or a full ADU — leveled, insulated, permitted and finished so it counts as real living space.

Right Image Inc (Right Image Builders) is a licensed and insured Florida general contractor (CGC1539321) based in Oviedo, converting garages into living space across Orlando, Seminole and Orange County. We level the floor, insulate, infill the garage door with a wall and windows, run the electrical, plumbing and HVAC, and permit the conversion — as extra rooms for the house or as an ADU where your city allows it.
Garage Conversions in Greater Orlando, FL — planning ranges (updated October 2026): ADU / garage conversion $50,000 – $180,000. Permits run through your city or county building department. Ranges are planning figures, not a quote — every project is priced after a site visit.
A garage is built to a different standard than a bedroom: the slab sits lower and slopes to the door, the walls and ceiling usually aren’t insulated, and there’s no conditioned air. A permitted conversion fixes all of that — a leveled or raised floor, insulation to the Florida energy code, a framed wall with windows where the door was, and conditioned air — so the space is legal, comfortable and counts at resale.
Two questions come first: whether your city, county or HOA requires you to keep or replace covered parking, and whether the converted space will be extra rooms for the house or a separate unit (an ADU). We answer both for your address before design.
Level or raise the sloped garage slab, add a vapor barrier and a finished floor that meets the rest of the house.
Frame and insulate the walls and ceiling, infill the garage door with a wall and windows, and add an exterior door where needed.
New circuits and outlets, a bathroom or kitchenette where planned, and conditioned air sized for the space.
Building permit, energy calculations, smoke and carbon-monoxide alarms, and an emergency escape opening if the room will be used for sleeping.
What to check first in different parts of our service area; every city’s additions page carries the local permit office.
Most homes in Oviedo’s and Winter Springs’ 1980s–2000s subdivisions — Alafaya Woods, Kingsbridge, Twin Rivers, Tuscawilla — have attached garages and an HOA. Check the HOA’s rules on garage-door infill and exterior appearance first; we confirm the city’s parking requirement before design.

Older 1960s–1980s block homes here often have a single garage or carport on a modest lot, which makes a conversion a practical way to add a bedroom or office. The slab usually needs leveling or a raised floor, and the converted space must meet today’s energy code.

Inside the City of Orlando, conversions are permitted through City of Orlando Permitting Services, and newer communities add HOA or architectural review for the door infill. Some older in-town lots have a detached garage at the rear that can become an office — or an ADU where the city’s rules allow it.

Lake Mary’s planned communities usually require HOA or architectural approval for any change to the garage elevation; historic districts in Sanford and design review in Winter Park can apply to street-facing changes. We prepare drawings for those reviews with the permit set.

Excellent service at a reasonable price! They repaired a roof leak around a pipe vent, and I’m very happy with the work. I appreciate their help and would highly recommend them to anyone needing a roof repair.
The planning range below comes from the same price table as our additions pages and covers conversions that create a full living unit with a kitchen and bath. A conversion to a bedroom, office or gym without a kitchen is a smaller scope that we price after a site visit. Planning range only, not a quote.
| Project | Typical range | Notes |
|---|---|---|
| ADU / garage conversion | $50,000 – $180,000 | Detached vs. conversion, utilities, kitchen/bath |
