3. Written, itemised estimate — each trade priced line by line, permit and engineering fees shown separately, allowances stated for anything not yet chosen.
4. Permit review — filed with City of Longwood Building Division when the scope touches wiring, plumbing, gas or structure; we answer any review comments.
5. Demolition and rough-in — the old kitchen out, walls opened and beams set where the layout changes, plumbing and electrical rough-in, then the rough inspections.
6. Finishes — drywall and floor, cabinets, counter template and install, backsplash, fixtures, lighting and appliances.
7. Final inspection and walkthrough — the permit closed and the paperwork handed over.
