Lake Nona is 2000s–2020s construction — Laureate Park, Village Walk, Northlake Park and the gated Eagle Creek golf community — with HOAs and architectural review in nearly every neighborhood. Remodels here are about layout and finish upgrades on newer homes, with HOA approval for anything visible from the street. For concrete and pavers, it means getting the base, thickness and drainage right for sandy soil and heavy summer rain.

Lake Nona's 2000s–2020s homes in Laureate Park, Village Walk, Northlake Park and Eagle Creek were built with a standard driveway and a small lanai slab, so the common project is a paver patio or outdoor kitchen base off the lanai, a widened driveway or parking pad, and walkways, all with the HOA's approval of width, materials and paver colours.

Most of Lake Nona permits the driveway apron and any retaining wall through City of Orlando Permitting Services; some nearby communities are unincorporated Orange County, so we confirm the office for your address. A patio slab with no structural work is often exempt.

We do not publish a standard duration for concrete and paver work — the area, the base work and the weather set it — so the written schedule you get with the estimate carries the dates, including the curing time before vehicles. The stages are the same everywhere.

1. Site visit and measure — the existing surface, the soil and base, where water goes now, the driveway apron and the right-of-way, access for the equipment and the concrete truck.
2. Scope, material and layout — poured, stamped or paver; thickness and reinforcement; edging, borders and drains; the square footage priced line by line.
3. HOA review and permits — driveway width, materials and colours approved where the community reviews them; the right-of-way permit for the apron and the building permit for retaining walls filed with City of Orlando Permitting Services.
4. Excavation and base — the old surface out, the base cut to grade, compacted in lifts and pitched away from the house.
5. Forms and reinforcement or edge restraint — forms, rebar or mesh and control-joint layout for concrete; bedding sand and edge restraint for pavers.
6. Pour or lay — the slab placed, finished and saw-cut, or the pavers laid, cut, compacted and jointed with sand.
7. Cure and close-out — the slab kept off limits while it cures, inspections called where a permit applies, the site cleaned, a walkthrough with you.
